Red Dawn Projects are the sole distributors in The Bahamas for PT FEI Indonesia, the manufacturers of 'Bal'eMaker Tropical Houses.'
We can provide estimates for the supply and build of any of the distinctive Bal'eMaker house designs throughout the Islands.
The process is simple.
Select a design from the extensive range of plans available or work closely with the Bal'eMaker designers to create the home of your dreams.
Five to six months after confirming your order your new home will arrive in the Bahamas.
Prior to its arrival Red Dawn Projects will have prepared the foundations.
Upon delivery to the site the Red Dawn team will reassemble your home and complete the interior fit-out and landscaping to your own specification.

Bal'eMaker's tropical timber houses are designed and built to the highest international timber framing standards. They incorporate the timeless beauty of natural hardwood tropical timbers combined with the unique 'Bali Open Living' style.

Bal'eMaker own and operate the largest 'custom' tropical house building facility in Bali employing over 100 local Indonesian craftsmen and run by western building management with a wealth of experience.

Bal'eMaker play an active part in the efforts to apply stringent controls to the Indonesian timber industry.
At Red Dawn we totally support all measures aimed at wiping out the illegal and uncontrolled logging of hardwoods and the subsequent effects on the environment.
In the last two years the laws have changed dramatically in Bali making it difficult to obtain and maintain a timber export licence. Bal'eMaker has one of the few available export licences for timber houses.
The combination of Bal'eMaker's 30 year track record and huge investment in their enormous Bali operation plus the comfort of liaising directly with the professional builders and business managers from Red Dawn Projects in the Bahamas is your guarantee of security.

The construction process

Bal'eMaker house building methods combine traditional Post and Beam construction with a distinctive Asian style and comply with International Timber Framing standards, such as the IBC. All houses have large open Cathedral ceilings, where you can see all the roof members, and are highly finished with Balinese simplistic carving elements and profiled rafters.
Designs vary from singular dwellings with Polynesian and Hip style roofs to multiple structures interconnected with covered breezeways and expansive decks. Bal'eMaker have developed a vast number of designs, which we offer, and can modify and tailor designs to meet each individual clients' needs.
Bal'eMaker houses are completely pre-manufactured and erected in the factory, they are not kit homes. Each house is 100% built and finished then dismantled, packed and shipped to the Bahamas where they are erected on site.
All Bal'eMaker houses conform to the 2004 Building Code which ensures strict adherence to hurricane proof building standards.

Long Island investors

For investors who have purchased building lots on the Stella Maris Estate as part of the initial phase of the Port St George project and are considering developing those plots, Red Dawn can offer a full project management service including design, supply and build of homes to the clients own specification.
We have spent a considerable amount of time in discussions with the current owners of the Stella Maris Estate to identify the types of design which would be acceptable under the local land covenants. We now have a good understanding of the covenant restrictions and are able to advise other prospective developers on the requirements.
Bal'eMaker designs are easily adapted to comply with the covenants through the utilisation of 'pod' style construction and the use of interlinking breezeways and decked areas. We would be happy to discuss how standard designs could be modified to fulfil the covenants or bring your own ideas and concepts to reality in partnership with the talented and imaginative Bal'eMaker designers.

We would also be happy to provide assistance to anyone who is considering embarking on the development of a Stella Maris plot but is having reservations over the potential problems that could be faced when trying to execute a major project from a distance without a reliable local point of contact. It would be very difficult to control and monitor a complex building process without on the spot representation and experienced Red Dawn staff could fulfil this role on your behalf.
